There are a number of steps to take in purchasing a home. Talking to a Realtor is recommended at any point in your home search. Of course its nice to start building your knowledge on home buying. Decide what you want
Come up with a list of wants and needs for a home. Location affects the type of school you can enroll in, price, utilities in the area, accessibility, shopping centers, transportation. Then decide on which of these factors are priorities. Choose what features of a home are must haves, perhaps you need a master bedroom on top floor, guest room, or detached garage. Then decide on smaller details you are looking for in a home such as wood floors or good parking and determine what needs to come with the home, and what can be added at a later time.
What is Affordable
Deciding what you can afford is a touchy subject for most home buyers. Try to plan what the next few years looks like, do you plan on getting married, having a family, having family stay long-term or temporarily. Every market's home prices vary and so does everyone's income and comfort level spent on housing. Decide what you can afford on a monthly basis after you've made a down payment of 5%, 10%, 20%, etc of an asking home price.
Visit a loan offer
Its best to start talking and thinking about what is comfortable for you and your family. Then, talking with a loan officer is the best way to taking the next step in deciding what is affordable.
